PropertyGuru Expands Proptech Horizons Beyond Listings

PropertyGuru Group, the New York-listed online property listing portal, is broadening its offerings as a proptech company.

Developers and managers of real estate investment trusts (REITs) will soon gain access to insights on mall footfall, dwell time, and shopper demographics through the group’s newly launched Mall Intelligence Module.

Retail therapy with data

“It gives you a sense then what kind of retail mix you need to have if you’re a mall operator,” explains Hari Krishnan, CEO and managing director of PropertyGuru. “Are you maximizing your potential? Have you got the mix correct? This becomes very valuable insights for mall operators and owners.”

Krishnan adds, “You’re also able to understand how your model performs versus other malls that you may be competing with for footfall or traffic. These kinds of insights give you a sense of the future for PropertyGuru.”

Cashing in on new clientele

The Mall Intelligence Module opens “an entire new customer segment” for PropertyGuru, according to Krishnan.

He aims to expand the company’s market insights, intelligence, and software solutions to REITs, urban planners, and state governments across Singapore, Malaysia, Vietnam, and eventually Thailand.

Another area PropertyGuru is optimistic about is its mortgage marketplace, PropertyGuru Finance. “As a market leader, it’s your responsibility to build the future of the industry.

When our consumers were coming to us, they were looking for better options for home financing,” Krishnan says. The platform brokered over S$6 billion (US$4.4 billion) worth of home loans by end-2023.

With its diversified proptech offerings, from mall analytics to home financing, PropertyGuru is positioning itself as a comprehensive solution for the real estate sector in Southeast Asia.
